This calculator uses the official England planning fee schedule from The Town and Country Planning (Fees) Regulations to calculate the correct fee for your application type.

Fee Schedule (England 2024)

  • Householder: £258 flat fee
  • Full (new dwellings): £578 per dwelling (up to 50), then £138 per additional dwelling (max £451,000)
  • Outline: £578 per 0.1 ha (up to 2.5 ha), then £138 per additional 0.1 ha (max £202,500)
  • Change of use: £578
  • Listed building consent: £0 (free)
  • Tree works (TPO): £0 (free)
  • Lawful development certificate (existing): £258

Important Notes

Fees may be doubled if you start work before getting planning permission (retrospective applications). Some councils also charge Community Infrastructure Levy (CIL) on top of the planning fee — this is separate and varies by local authority.
